Led by the architect, Studio Egret West, masterplan proposals have been consented for the regeneration of a site housing an aging shopping centre to create a mixed-use scheme comprising new retail, leisure, and community uses, and c850 residential units.

This strong mix of uses ensures an optimal use of the site during day and night time but requires careful consideration with regards to building services design in order to minimise intrusion yet permit full accessibility where required. Our strategic design focused on site-wide infrastructure and space-planning of plant locations and services distribution. Following close engagement with the Council’s Energy Services Company, the energy strategy has since been revised from an onsite CHP energy centre to connection to the offsite Barking Town Centre Heat Network, thereby resulting in a significant reduction of the basement area.

A highly collaborative approach has been taken to developing the masterplan sustainability strategy, which has adopted a ‘future trends’ approach based on four key trend topics identified as being the most appropriate to the development and the Vicarage Field USP. It is the aspiration of the Client and the team to ensure the masterplan is future-proofed as far as possible by designing in now what is required to facilitate tomorrow.
