An exciting redevelopment of circa 3,000m² office space, incorporating a new façade, in City of Westminster, Ward of Marylebone High Street, London.

Seymour Mews House, a 6-storey building dating from 1959, has undergone a major refurbishment and a minor extension to provide circa 3,000m² gross internal area of grade A office space. The elevations appeared dated and in need of cleaning, so were fully refurbished and made more energy efficient.

Our work has involved designing efficient routes for services within the building, to and from the basement and ground floor plantrooms. A central air intake brings fresh air from roof level to de-centralised ventilation units per floor for mechanical ventilation. Localised electric hot water heaters, internal plantrooms and centralised heat rejection plant in the courtyard ensures that external plant is limited and hidden from view, which worked with the constraints of the existing building and planning requirements.

The new façades helped achieve good energy efficiency for a refurb, and this together with a green wall at the first floor terrace and together with other sustainable solutions, will also contribute to the scheme’s target of ‘Very Good’ certification under BREEAM Non-domestic Refurbishment and Fit-out.
